When it's all said & done, the only thing that will stop foreclosure -once it starts- is a repayment of the debt, everything else is only a delay of the proceedings.
Should you sell?
If it's possible, you should of course keep the property. If you should need to sell, be wise to keep as much or all of the equity that you may or may not have in the property. And at all costs, minimize damage to your credit. It is essential, and you'll need it later on. If your house payment -including all taxes and insurance- doesn't exceed 40% of your gross monthly income, you should be in good shape and able to keep the property. If the note each month is more than 40% of your gross monthly income, it's time to call me -you need to consider selling to avoid all negative impacts on your credit. I will not charge you a dime, until I get your home sold. All fees are out in the open & everyone, including your lender, will be on the same page. There are many "stop foreclosure" programs that will actually charge you to use their services. Please use extreme caution when dealing with some of these services.
